Sales formed the largest part of the market result. Mortgage value also rose by more than a third, showing that the headline was not limited to cash sales or one transaction type.
What does 112% growth actually tell us?
The increase shows a much larger level of registered activity than the same period in 2025. It can reflect more transactions, higher-value projects, a different property mix, large land or portfolio deals and greater participation in investment zones.
It does not provide a property-level valuation. A buyer still needs a recent comparable for the same location, development, property type, size, condition and completion status.

Foreign direct investment reached AED13.8 billion in the first half of 2026, up 309% and already above the amount recorded for all of 2025. Non-resident investors represented 116 nationalities, compared with 82 in the same period a year earlier.
The official data identified the UK, China, Russia, the US, Germany and France among the leading sources of FDI. Abu Dhabi investment zones, which are open to buyers of all nationalities, attracted AED75 billion, up 181% from AED26.7 billion.

ADREC reported 28 new developments registered in the first half, taking approved investment zones to 50. More than 2,000 professional licences were issued, while the number of licensed brokers passed 3,300.
